THE VILLA

Podernovo di Monticiano is a traditional Tuscan-style holiday Villa with private swimming-pool.

The Villa is divided into 5 holiday apartments. One large apartment occupies the first and second floor of the left side of the building and sleeps up to 10 people. A smaller one, on same floor and opposite to it, sleeps 2 people. Three apartments occupy the right part of the building and sleep respectively 2,3,4 people. The Villa can comfortably sleep up to 21 people (a maximum of 31 with extra beds).

The accommodation is completely self-contained, with equipped kitchenettes and ensuite bathrooms. All apartments are simply but tastefully furnished and decorated, and have full central heating. The look-and-feel of the whole place is rustic with style, charming and peaceful.

The Villa is surrounded by woods and farmland. The rivers Farma and Merse flow nearby, still rich in freshwater prawns. Sunflowers and wheat grow in large clearings, although most of the ground is taken up by forests. The location (450 mt-1500ft above sea level) and the green surroundings mean generally cooler temperatures during summertime.

We offer 2 rental options:

1) Self catering apartments: ideal for holidays.

All communal areas (gardens, swimming-pool and patio, ) are shared with other guests accommodated in the Villa.

2) The whole Villa: ideal for large groups, weddings, anniversaries, seminars and corporate meetings.

There are no other guests in the Villa but you. Besides the apartments, guests have the use of the large semi-professional kitchen and the meals room in the second house, the patio, the garden and the swimming pool.

Getting married in this area have become trendy and we at Podernovo can cater for all your needs during this romantic event.

There are abbeys and medieval villages nearby. The Cappella di Montesiepi holds a sword in the stone! And the San Galgano Abbey can be reached with a short walk through the Villa’s woods.

The “via Francigena”, the historical medieval road that goes from Scotland to Rome, runs here.

THE APARTMENTS

Recent renovations of the Villa were focused on the 5 apartments’ interiors, which have been reconverted with modern -living comfort in mind, carefully paying attention not to alter the original character of the buildings.

All apartments feature handmade terracotta floors, chestnut wooden beamed ceilings, walls tastefully decorated with natural lime and subtle, different natural oxide colours. The look-and-feel of the whole place is rustic with style, charming and peaceful.

THE 'GRAN FOCOLARE' (BIG FIREPLACE) APARTMENT (150sqm , sleeps 10)

The biggest apartment of all, with 5 double bedrooms, sleeping up to 10 people. On firts floor, entrance/living room with big fire place, dining table and chairs, 2 big armchairs. Kitchen area with gas hob & oven, sink, dishwasher,fridge/freezer (medium sized), cooker hood. 5 bedrooms: 2 on first floor, 3 on second floor, all have ensuite bathroom with shower. All bedrooms have double beds that can esaily made into 2 single beds. Bedrooms have view over gardens, forest and hills.

THE 'CHAMPAGNE' APARTMENT ( 34 sqm, sleeps 2)

This is the smallest apartment, on first floor. Entrance/living room with sofabed, dining table with chairs. Kitchenette with gas 2 rings hob, sink, small fridge/freezer, hood, microwave. Bedroom with 1 double bed that can easily made into 2 single beds. Bathroom with shower and bidet. Overlooks the entrance garden.

THE 'CAMINO' (FIREPLACE) APARTMENT ( 52 sqm, sleeps 3 ).

First floor apartment. Living room with big fireplace, dining table and chairs, double settee. Kitchenette with 2 gas hobs & oven, sink, small fridge/freezer, hood, microwave. Bathroom with shower and bidet. Large bedroom (sleeps 4 people) with wooden cupboard. Double beds can easily made into 2 single beds. Views of garden, forest and hills.

THE 'BLU' APARTMENT ( 36 sqm, sleeps 2 )

Charming mezzanine floor apartment. Small entrance/reading room with table and double sofabed opens onto a large bedroom (sleeps 2). Double bed, table and chairs, wooden cupboard. Double bed can easily made into 2 single beds. Separate kitchenette (in a lovely mini room that overlooks the entrance garden) with 2 gas hobs, sink, small fridge/freezer, hood and microwave. Bathroom with shower and bidet. The bedroom overlooks the entrance garden.

THE 'MANSARDA' APARTMENT FLOOR ( 50 sqm, sleeps 4)

Second floor, under-the-roof apartment. Large living room with dining table and chairs, wooden cupboard, double settee. Kitchenette with 4 gas hobs, sink, small fridge/freezer, microwave oven. Bathroom with shower and bidet. Large bedroom (sleeps 3 people) with double bed and single bed, wooden cupboard. Double bed can easily made into 2 single beds.. Views of the swimming-pool and rolling hills in the distance.

THE SWIMMING POOL (11m x 6m) is to the south of the main building, and is surrounded by meadows and woods, with rolling hills in the distance.

Minimun stay is 2 nights. No maximun lenth stay. Week starts on Saturday. Heating when needed €10/pp/per day or € 200/per day for the entire Villa. Final cleaning is included in the rates. Babies up to 2 y. O. Free if bed is shared with parents/have their own bed. Cribs/babybeds extra €15. Extra beds € 25 each. Burning wood cost for big fireplaces (where available)to be discussed upon firm booking.
